There are approx 5000 privately owned lots in the City of Denver. Many are platted lots in Stapleton and Lowry. It is estimated that there are 2-3000 that might be available for development. Builders are soliciting lot owners with mailers and phone calls offering below market prices for available lots in order to build spec homes on. I am unaware of any private individuals contacting lot owners to purchase a lot and build a personal residence on. Buying a lot with a plan to build your own home is a risky proposition without professional help. Landowners have heard of outrageous prices being obtained on lots and keep holding out for even higher prices. Land speculators try to lowball sellers in order to make excess profit on the ground purchase as well as on the building of a home.
